Smart Decision & Associates was formed in the most difficult real estate environment Atlanta, or the nation for that matter, has seen in decades.  By the end of 2008, many real estate agents were forced out of real estate because of declining home values, foreclosures, and the lack of buyers and financing.  Most of the agents who were able to survive still suffered drastically reduced incomes forcing many to seek real estate companies that offered lower fees.  Smart Decision offers an attractive alternative to agents that can no longer afford high fees or high commission splits.   

Smart Decision offers 100% commissions minus a transaction fee and three simple plans.  Click here to review plans.  Our plans are designed to be conducive for all agents at all levels:  full-time, part-time, teams, and investors.  Part-time agents are welcome, and agents have the liberty to choose whether or not to be a Realtor® Board member.  Smart Decision & Associates is a member of the Northeast Atlanta Metro Association of Realtors and the Atlanta Board of Realtors.  Smart Decision Realty is not a member of a Realtor® Board and its agents need not be members.   

We are located in a beautiful office that is conveniently located in Duluth, Georgia right off I-85 and Route 120 (Duluth Highway).  The office has three conference rooms, a training center, and a large agent work area that is fully equipped with computers, a copier (b&w and color), fax machine, wall-mounted 42” TV screen, and phones.   
 

Smart Decision offers free training classes through the Atlanta Training Institute.  Our classes are posted monthly on our website and in the office.  We sponsor several free classes a month, many with Continuing Education credit. 

Smart Decision also has an affiliation with O’Kelley and Sorohan, our preferred attorneys.  O’Kelley and Sorohan is well established in metro Atlanta with 12 locations.  They offer a choice for you to be paid at closing! They also participate in training agents through “Lunch and Learn” seminars and are available to our agents who have questions regarding the contract or legal situations.  

Our brokers are non-competing brokers and are available by phone all the time and in-person during the business work-week.  They are also there to provide training, advice and encouragement for our sales associates.   

Old Republic Home Warranty is also partnered with Smart Decision and Associates to offer our seller-clients home warranty protection during the listing period for FREE.  Their home warranty plans are the best in the business!
