First Choice Plan: 50/300 ($50 a month, $300 transaction fee) The Agent will be paid 100% commission minus a $300 transaction fee and any FMLS closing fee.  The monthly fee is $50 if paid by check or bank debit, and $55 a month is paid by credit card.  The $50 includes E&O and MLS.  For leases and referrals, the transaction fee is $100.  For BPO’s, the transaction fee is $35.

Top Producer Plan:  350/50 ($350 a month, $50 transaction fee) The Agent will be paid 100% commission minus a $50 transaction fee and any FMLS closing fee. The monthly fee is $350 is paid by check or bank debit, and $375 if paid by credit card.  The $350 includes E&O and MLS.  For leases and referrals, the transaction fee is $100.  For BPO’s. the transaction fee is $35. This one is best for teams because the team leader can be on the Top Producer Plan and pay $50.00 per transaction for the team’s closed transactions while the rest of the team members can be on the First Choice Plan and pay only $50.00 a month office fees.  It is something to think about as you build your team.  You can choose the one that is best for you right now, and change plans as you build.

New Agent Plan: All agents that have closed less than 3 transactions will start on the new agent plan for their first 3 closings with SD& Associates, LLC.  Agent will be paid on a 70/30 split (the agent receiving 70%, the Broker receiving 30%) based on a 3% commission.  If the Agent lowers the commission to less than 3%, the Broker’s commission shall remain 30% of a 3% commission.  Likewise, if the Agent sells or buys his own personal home, the Broker’s commission shall remain 30% of a 3% commission.  FMLS fees of .0012 of the sales price shall be deducted from Agent’s commission.  After 3 closings, the Agent may choose the First Choice Plan or the Top Producer Plan.  All new agents must attend a new agent orientation class.
